Buying a home in Michiana has some predictable steps, but the overall timeline varies a lot from buyer to buyer. Some people find their home in a weekend. Others search for a year. Here is a realistic breakdown of each phase, what you control, and what you do not.

Step 1: Get pre-approved (about 1 week)

Before you look at a single home, talk to a lender. A pre-approval letter tells sellers you are serious and gives you a clear budget. This typically takes a few days to a week once you submit your documents. Local lenders often have an edge over national online lenders because listing agents know them and trust their pre-approvals will close. In Michiana, lenders like Ruoff Mortgage, Hallmark Home Mortgage, and Notre Dame Federal Credit Union are familiar names that carry weight with sellers.

Step 2: House hunting (the wildcard)
