Selling a Parent's Home From Out of State: A Coordinator's Guide

Many families managing a parent's estate live in another state. The parent's home is in South Bend, Mishawaka, or Granger, but the adult children are in Chicago, Indianapolis, Detroit, or somewhere farther away. The question is always the same: how do we handle this without flying back every weekend?

The challenge of remote estate management

Selling a house from out of state involves tasks that normally require physical presence:

  • Evaluating the property's condition
  • Coordinating cleanout and repairs
  • Meeting contractors and inspectors
  • Signing documents
  • Attending closing

When you add the legal side (probate, estate administration) and the contents (what to keep, sell, donate, or discard), the complexity multiplies. Most families try to piece this together with phone calls to separate providers, which leads to delays, miscommunication, and stress.

The coordinator approach

The solution is having one local person who can manage all the on-the-ground work. As a licensed real estate agent and auctioneer based in South Bend, I serve as that coordinator. Here is how it works:

1. Initial consultation (phone or video)

We discuss the situation: where the property is, what condition it is in, what the family needs, and what timeline makes sense. I can do a preliminary walkthrough with photos and video if the family cannot be there in person.

2. Legal coordination

If probate is needed, I connect the family with an estate and probate attorney I work closely with. The attorney handles the court filings. The family can often handle most of this remotely. I coordinate between the attorney and the property side so nothing falls through the cracks.

3. Property preparation

I coordinate:

  • Cleanout (if needed) with a local haul-away company
  • Any repairs or prep work to get the home ready for sale
  • Professional photography and listing materials
  • Or auction marketing materials if we go the auction route

The family does not need to be present for any of this. I send photos and updates throughout.

4. Sale process

Whether we list traditionally or auction, I handle showings, open houses, or auction day. The family receives offers and updates by phone, text, and email. Documents can be signed electronically or by mail.

5. Closing

Closing can be done remotely. Title companies in both Indiana and Michigan accommodate out-of-state sellers with mail-away packages or remote online notarization. The family does not need to travel.

  • Deciding on offers or auction terms (phone/email)

  • Showings and open houses

  • Communication with the title company
  • Keeping the family informed at every step

Indiana and Michigan

Because I am licensed in both states, families with parents' homes in Indiana or Michigan do not need a second coordinator. The process works the same on either side of the state line.
