- The estate requires a court-acceptable sale process
- The property and contents are evaluated together
- Marketing targets both real estate buyers and investors comfortable with as-is properties
- The auction sets a specific date - marketing can take as little as 2 weeks
- The sale closes within 30 days of the auction
How to decide
The decision comes down to three questions:
- What is the condition and value of the contents? If contents are mostly ordinary household items with no resale value, a cleanout is simpler. If there are antiques, collectibles, or furnishings that add value, a packaged auction may recover some of that value.
- What is the condition of the property? A home in good shape will generally sell for more on the open market after a cleanout. A home needing significant work may actually attract more buyer interest as an auction property sold as-is.
- What timeline works for the family? A traditional listing can close in as little as 30 days. An auction can close in as little as 14 days, with a guaranteed sale date.
