Michiana Real Estate Market Update - October 2026

Here is where the South Bend-area market stands heading into the last quarter of 2026, based on current typical values and the patterns I am seeing across St. Joseph, Elkhart, LaPorte, Kosciusko, Cass, and Berrien Counties.

Where prices stand right now

  • South Bend: typical home values run roughly $190,000 to $225,000 - still one of the more affordable markets near a major university in the Midwest.
  • Mishawaka: typical values around $200,000 to $240,000, with the Penn-Harris-Madison pocket north of the river carrying a premium over the rest of the city.
  • Granger: the region's premium market at roughly $400,000 to $500,000 typical value, driven by PHM schools and newer housing stock.
  • Elkhart: mid-$200,000s typical values, with the RV industry employment base keeping demand steady.
  • Niles, Michigan: roughly $180,000 to $220,000 - similar sticker prices to South Bend, but remember Michigan's taxable value uncaps at purchase, so budget on the purchase price, not the seller's tax bill.
  • Warsaw and Kosciusko County: typical values around $283,000, supported by orthopedic-industry employment and the lake market.
  • Michigan City and LaPorte: around $200,000 and $280,000 typical respectively - the lake-adjacent segments run well above the in-city averages.

Inventory and pace

The pattern through 2026 has been consistent: well-priced homes under $400,000 still move quickly - typically 14 to 30 days to pending in season, with 2 to 3 months of inventory favoring sellers in the most popular price bands. Above $500,000, buyers have more negotiating room and timelines stretch.

Fall is doing what fall does: fewer new listings than the spring rush, but the buyers still looking are serious. For sellers, that means less competition from other listings; for buyers, more negotiating room than you had in May.

What is new in the coverage area

Two expansions worth noting this quarter: LaPorte County (Michigan City and LaPorte) now has full local coverage - the South Shore Line connection keeps making it interesting for Chicago commuters, and LaPorte's in-city lakes are an underrated option. And Kosciusko County lake country - Lake Wawasee, Syracuse Lake, Webster Lake, the Chapman Lakes - where waterfront continues to trade well below Michigan and dune-country prices.

What to watch in November and December

Expect the usual seasonal slowdown in new listings through the holidays, then the January ramp. If you are selling in spring 2027, the work starts now - decluttering, repairs, and photography prep are easier before the holidays hit. If you are buying, late Q4 is historically the friendliest negotiating window of the year in this market.
