Flat-Fee Listing
- MLS entry and listing syndication
- You set the price, handle showings, and manage all buyer communications
- You negotiate offers, inspections, and repairs directly - the buyer's agent negotiates for a living
- You still typically pay the buyer's agent 3-3.5% commission, so the total savings are only on the listing side
- Limited fiduciary obligations - the service is transactional, not representational
- No brokerage oversight on disclosures or contract compliance
- Writing the listing description is the easy part - the work begins when the offers come in
Key Consideration
The difference comes down to representation. In a full-service listing, I owe you fiduciary duties and handle every aspect of the transaction. In a flat-fee listing, you get MLS exposure but manage the rest yourself - including negotiating against a buyer's agent who represents your counterparty's interests.
